Stormwater Concept Meeting

Purpose

  • A Stormwater Concept Plan Review Meeting is a mandatory meeting for any project that proposes 5,000 square feet or new and/or change to existing impervious surfaces, or 1 acre or greater of land disturbance.  
  • The meeting must be held before submitted site plans for Plans Review. Plans submitted without the Stormwater Concept meeting we not be put on the Plans Review agenda submitted for. 

Requirements for Scheduling

  • A meeting is requested by emailing TPWSubmissions@acgov.com and are usually scheduled within one week, however, high volume can cause scheduling delays. It is highly recommended to a schedule Stormwater Concept Plan Review meeting a month prior to anticipated Plans Review submittal date. Virtual meetings are preferred.  

In order to schedule the meeting, the email must include a link with the following in PDF form (emails over 20MB in size are blocked):

  • Existing & Proposed Site Conditions: To include topography, conveyance systems, intermittent and perennial streams, predominant soils from soil survey or geo-technical investigations, extent and nature of vegetation and tree coverage, proposed clearing and grading limits, location of proposed improvements such as roads, driveways, parking lots, buildings, and other impervious areas.
  •  Natural Resource Inventory: A written or graphic inventory of the existing natural resources at the site and surrounding area of properties adjacent to the site.  This description should include soil conditions, forest cover, native vegetation, wetlands, streams, floodplains, environmental buffers and any other natural features
  •  Stormwater Management System Concept Plan: A written or graphic concept plan of the proposed post-development stormwater management system.  This description should include the location of proposed structural controls, conveyance systems, flow paths, and the relationship of site to offsite flow (upstream and downstream properties).

Meeting Details

  • The purpose of this meeting is to meet with staff to determine what standards will apply to the submittal, with the goal of ensuring there are addressed prior to the initial submittal and minimize resubmittals. Staff will verify which of the following will be required:
  1. Runoff Reduction
  2. Water Quality Treatment
  3. Groundwater Recharge
  4. Stream Channel Protection
  5. Overbank Flood Control
  6. Extreme Flood Control
  7. Downstream Analysis (10% Study)
