Overview

  • Engineered drawings are required for building submittals over 5,000 sq ft or with value greater than $100,000 and for certain occupancy classifications (state law). For projects under the before mentioned parameters, MEP’s may be signed by a state licensed contractor.
  • COMchecks are encouraged as they are the most direct way to show energy compliance.
  • Building Inspections has several reviews involved in the Plans Review process, depending upon the scope of the project, which may include an overall building inspections review (which will review occupancy, construction type, use, and structural components), electrical review, plumbing review, Gas/HVAC (mechanical) review, and an energy review.
  • Plans are reviewed to verify compliance with State of Georgia mandated construction and systems codes as well as local amendments to those codes. The current editions of state-mandated codes are found at Georgia Department of Community Affairs and local amendments in ACC’s Code of Ordinances Ch. 7-1 (as well as in Building Inspections Resources page).
  • Please refer to trade specific Plans Review checklists within Building Inspection’s Departmental Resources pages for specific requirements. A common cause for resubmittal is the occupancy and construction type of a project being left off the cover page. For mixed use projects, a table must be submitted which shows the square footage of each component- use, occupancy type, and construction type.
  • Special Inspections are required if applicable.
