1.  450 GAINES SCHOOL ROAD 


REZONE & FUTURE DEVELOPMENT DESIGNATION AMENDMENT


Request:  Rezoning a portion of an undeveloped property is proposed at 450 Gaines School Road. The 7.07 acre parcel is currently zoned RS-15 (Single-Family Residential). The request is to rezone approximately four acres along Gaines School Road to C-O (Commercial-Office) and to change the future development designation of this area from Traditional Neighborhood to Main Street Business. The remainder of the property along Springtree Road would remain RS-15.

The Planning Commission commented on the proposal at their May meeting and is scheduled to make a recommendation on the request at their upcoming meeting.

2.  895 & 897 NORTH CHASE STREET 


PRELIMINARY PLANNED DEVELOPMENT


Request:  A planned development district is proposed for two properties at 895 and 897 North Chase Street to allow for the introduction of a commercial use at 897 North Chase Street, with 895 North Chase Street remaining a residential use.  Waivers from development standards are requested to provide design flexibility. The property at 895 North Chase Street is currently zoned RS-8 (Single-Family Residential) and the property at 897 North Chase Street is currently zoned C-N (Commercial-Neighborhood). The intent is to provide space for commercial uses currently permitted in the C-N zone, with the possibility of a dog-grooming business as the initial tenant. Plans include construction of off-street parking for both the commercial and residential uses, and relocation of a property line.

The Planning Commission is scheduled to comment on the proposal at their July meeting and vote on the request at a future meeting.
