PRELIMINARY PLANNED DEVELOPMENT - VILLAS AT SPRINGDALE


Request:  Rezone 3.20 acres from RS-15 (Single-Family Residential) to RS-5, PD (Single-Family Residential, Planned Development) for a residential subdivision. The request includes subdivision of two existing parcels to create 14 residential lots, a private access drive and stormwater management facilities. Five buildings are proposed, each containing two or three attached single-family dwellings.

The Planning Commission is scheduled to comment on the proposal at their May meeting and vote on the request at a future meeting.

Request:  A special use permit is requested to allow for commercial outdoor recreation with overnight accommodations in the Industrial zone for Bulldog Park. The proposal is for construction of the second phase of the RV facility which includes 60 RV spaces, a restroom building, stormwater management facilities, utility connections, and landscaping on approximately six acres.

3.  450 GAINES SCHOOL ROAD  


REZONE & FUTURE DEVELOPMENT DESIGNATION AMENDMENT


Request:  Rezone a portion of an undeveloped property at 450 Gaines School Road. The 7.07 acre parcel is currently zoned RS-15 (Single-Family Residential). The request is to rezone approximately four acres along Gaines School Road to C-O (Commercial-Office) and to change the future development designation of this area from Traditional Neighborhood to Main Street Business. The remainder of the property along Springtree Road would remain RS-15.

The Planning Commission is scheduled to comment on the proposal at their May meeting and vote on the request at a future meeting.

SPECIAL USE PERMIT - TAU KAPPA EPSILON


Request:  A special use permit is requested to establish a fraternity use within the Commercial-Office zone for Tau Kappa Epsilon. The proposal includes plans to utilize the existing structure, previously an office, as a multi-family residence, with space for chapter meetings and special events. No changes are proposed to the structure or to the 2.29 acre property, except for restriping the parking lot.
