MASTER PLANNED DEVELOPMENT


Request:  To amend a Planned Development from 2007 known as Winslow Park. The request is to decrease density on the 214.79 acre site while also increasing the amount of available greenspace. The reduction will be in number of residential and commercial units while also eliminating plans for a hotel. The request is to change the properties from C-G (PD) (Commercial General, Planned Development) to C-G (PD) (Commercial General, Planned Development), RM-2 (PD) (Residential Mixed Density, Planned Development) & RS-5 (PD) (Residential Single Family, Planned Development). This proposal received comments during the November 5th, 2015 Planning Commission meeting.

Request:  A new Planned Development for the existing Kroger store and attached retail spaces. The proposal is a total redevelopment of the 18.68 acre site which involves demolition of the existing 179,748 square feet of commercial space. The new development is to consist of a 116,000 square foot Kroger, 36,410 square feet of detached retail space, 2 acres of green space and parking.

Request:  The applicant is seeking to amend a Special Use Permit for a kayak take-out location. The proposed site improvements involve where kayakers will exit the river as well as how transportation vehicles will drive around the property.

The applicant requested for this proposal to be tabled prior to the November meeting in order to address comments.

Request:  A new Planned Development to establish a Kroger Fuel Center on the 0.71 acre site. The proposal includes 9 pumps (18 stations) under a canopy, an 850 square foot kiosk for payment and 5 parking spaces. The applicants are requesting a Planned Development to acquire waivers from zoning standards that were raised during a prior submission through the Plans Review process.
